6. What items are excluded?

Will the inspector go on the roof and into the crawlspace? Astonishingly, some inspectors
refuse to go onto any roof or into any crawlspace. No roof or crawlspace can be properly
evaluated without close-up inspection, but there are times when staying off or out is the
best approach. For example some roofs are not safe to walk on because of steep pitch,
weather conditions or type of covering and most roofs should not be walked on in very
cold weather, damage to the covering can occur. In cases like this a pair of binoculars is
the next best approach.
Most inspections evaluate heating, air conditioning, plumbing and electrical systems,
roofs, insulation, interior and exterior structure, foundation and grade. Generally, sprinkler
systems, hot tubs, swimming pools, septic systems, wells and solar systems are excluded.
The inspector should be able to provide you with a list of items inspected, as most will
follow the standard guidelines of one of the major inspection organizations.
