What is a Home Inspection?

A home inspection is an unbiased opinion of the current condition of a home. This is
accomplished by a methodical, visual inspection of the property. We start with an inspection of
the lot and landscaping looking for drainage and other related problems, then we examine the
exterior of the structure and eventually work our way to the inside of the home inspecting all
areas and components. The 8 major areas are listed below:

    1.        Lot layout - drainage, landscaping, steps/sidewalks…
    2.        Exterior - roof, chimneys, flashing, siding, decks, doors…
    3.        Basement and crawl spaces - walls, floors, beams, columns, joists…
    4.        Heating/cooling - furnace, AC, chimneys, CO/gas leak tests…
    5.        Electrical - main & sub panels, grounding, wire type…
    6.        Plumbing - supply & drain lines, water heaters…
    7.        Interior - walls, floors, ceiling, kitchens, baths…
    8.        Attic - insulation, rafters & sheathing, venting…

You are given copy of our checklist at the end of the inspection which will list any areas of
concern. Usually within 36 hours after the end of your inspection you will receive, by email or
hand-delivery, a computer generated final report that contains a more detailed summary with
pictures. Other forms of delivery will take longer.

Realtors will show you homes and point out the amenities and desirable features. It is not in
their area of expertise (in most cases) to examine every component of a home and determine
if there are any problems or defects. It is also their goal to sell homes, and they may tend to
enhance or embellish the condition and qualities of a particular property...

This is where the unbiased opinion of a home inspector comes in!

The inspector is the only person in the process who has no emotional or financial connection
to the transaction! We will carefully work our way through every major component of a home
and determine, to the best of our ability, any present or existing problems. We draw on
training and experience to report on problems not noticed by the average home buyer. You
get an
unbiased and experienced based opinion of the current condition of the property. This
means you can negotiate with the current owner on any repair or replacement costs, or you
may decide to not buy a home with major concerns.
A home inspection is a very important part of
any home purchase. A house is a very complex
structure and you deserve to fully understand what you are buying. Let us provide you with

As your inspector, I have over 20 years of construction, repair, and maintenance
experience. I have built, remodeled, or repaired every aspect of the average residential
home and have done extensive research on current home construction practices and
problems.
Formal training through ProSource provides me with a solid foundation for the Home
Inspection process.
My formal education is as a mechanical designer. I have several years of product
design experience in the industrial, electronic, and HVAC industries.  I am detail
oriented and know how to evaluate and communicate technical issues.
My involvement does not end with the inspection; I gladly give advice on any aspect of
the report for six months after the inspection.
As stated above, at the end of your inspection you will receive a copy of the Checklist and the
Appendix that gives more information about the checklist. The final report will be emailed,
