Choosing your desired level of service.

There are many choices when it comes to buying and selling your home, shouldn't there at
least be some options when you want your home inspected? Many people choose to not
have an inspection because of the associated costs.We offer options as shown below and
would encourage you to consider having your home inspected. Current owners will often
negotiate on necessary repairs or escrow money to have problems fixed.
A.) Full Inspection
This is the recommended level for all homes (especially those 10 or more years old) or if
your knowledge of the mechanical systems of a house are limited. This is a complete
inspection of all 8 areas listed below. This inspection takes about 3 hours.

1.) Lot layout:
  • Drainage, landscaping, steps/sidewalks, etc.
2.) Exterior of home:
  • Roof, chimneys, siding, decks, doors, etc.
3.) Basement and crawl spaces
  • Walls, floors, beams, columns, joists, etc.
4.) Heating/cooling systems
  • Furnace, AC, chimneys, CO2/Gas leak tests etc.
5.) Electrical
  • Main & sub panels, grounding, wire type etc.
6.) Plumbing
  • Supply and drain lines, water heaters, etc.
7.) Interior rooms & structure
  • Walls, floors, bathrooms, kitchens, etc.
8.) Attic
  • Insulation, rafters & sheathing, venting, etc.

B.) Component Inspection
You choose any of the 8 areas from the full inspection list you would like inspected. Use
this option only if your knowledge of houses is at an expert level and you need to verify
one or more areas.

C.) Consultation
This is a very limited inspection option and does not cover a large portion of what is
examined in a normal, full inspection. This option will save you money and take a limited
look at four common problem areas of the home. If you are familiar with home construction
and maintenance you may be able to comfortably choose this option. You are required to
sign an different contract that states the limits of this inspection so you will know what to
expect upfront.

General Inspection Guidelines:
  1. Please allow three or more hours with the first hour preferably during daylight for full
    inspections.
  2. If we are to inspect the attic, anything in storage areas that would not allow ladder
    access to the opening needs to be removed by the owner.
  3. Water, heat, gas and electricity should be on and in operating condition.
  4. For safety’s sake, areas containing any aggressive animal(s) may not be inspected.
    Please do not lock pets in basement mechanical rooms.
  5. Please attend the inspection if at all possible but be aware that completing your
    inspection in the 3 hour time frame may require the inspector to work alone or
    uninterrupted at times. Feel free to ask questions – we will answer all that we can in
    the time alloted or at the conclusion of the inspection. Wear weather appropriate
    clothing.
