$500+K - $700K = $419 (up to 5000sq/tf, $489 over 5000)
-Return charge for re-inspection of areas not accessible, or utilities
not functioning at the time of the first inspection, is $49.

Status Inspection:
$150 for the basic report which includes exterior photos from all sides and 20-40 interior
photos with a narrative report of the general condition. A more detailed report is available at
added cost.
Component inspection:
$99 per component inspection. A component is one of any of the 8 major areas inspected in
the full inspection.
Consultation Inspection (limited)
$100 flat fee within 10 mile radius of Cedar Avenue & County road 46 in Lakeville. A $1.00 per
mile (one way only) mileage charge may apply beyond that.
Radon Testing:
$99 with the "full" home inspection
$149 for the radon test alone

General Inspection Guidelines:
- Please allow three or more hours with the first hour preferably during daylight for full
inspections. - If we are to inspect the attic, anything in storage areas that would not allow ladder
access to the opening needs to be removed by the owner. - Water, heat, gas and electricity should be on and in operating condition.
- For safety’s sake, areas containing any aggressive animal(s) may not be inspected.
Please do not lock pets in basement mechanical rooms. - Please attend the inspection if at all possible but be aware that completing your
inspection in the 3 hour time frame may require the inspector to work alone or
uninterrupted at times. Feel free to ask questions – we will answer all that we can in the
time alloted or at the conclusion of the inspection. Wear weather appropriate clothing.

- $45 = first hour, $35/hr after the first. Add $15/hr if the task requires 2 people. All time
charged is rounded to the next 15 minutes. Specialty repairs may be bid by the job.
