Home buyers - in this market you have more time and choices when buying a home and may want to look at several. We want to help you take advantage of this situation by offering a couple more choices related to home inspections:
Subsequent inspections - Under this option the first property is documented with full report at full price. Then If you decide to not buy the property a subsequent inspection (still a full inspection) on another property is 20% off the full price. See our costs page.
Consultation - this is a very limited inspection on any property for a $100 flat fee. It is designed to help you understand the current condition of the more expensive and common problem components of the house, not easily checked by the average home buyer. Items given a limited inspection are; the roof (exterior), heating (CO test) & cooling system (55+ temps only), water heater and electrical service panel (no branch wiring or outlets are tested). A general opinion on any other obvious problems may be given but is not guaranteed. You receive a checklist with hand written comments, no photos. This takes about an hour. Home sellers - It is probably not news to you that home buyers are few and far between. Why not give yourself an advantage with a pre-listing inspection? This inspection can be done anytime even after listing your property.

First - it gives you an idea of what a buyers inspector may find and allows you to rectify some of the problems upfront, before they become a negotiation tool for buyers or may even send them on to the next property.
Second - you can give the report to any serious buyer and ease their mind as to the condition of your property. Show them what we found and what you have fixed. There are so many homes on the market now you need to make yours better than the competition, especially with easily repairable problems.
Third - they may decide to not get their own inspection done, saving time later.
Consultation: Very much like the consultation for a buyer, same $100 flat fee, except you already know a lot about the property. We will perform a limited inspection on the same four items mentioned above and also give a general third party opinion, totally unbiased, of any area that we think may affect the sale of your home.
