Almost all buyers consider renegotiating the asking price when faced with
concerns (even small ones) found during the buyers inspection. Why not remove
or repair some of those concerns before the sign goes up? This is especially true
during those times of a "buyers market" when price negotiation is common, and
buyers may have several properties to choose amongst.
Please consider the following points:
- Most owners have grown accustomed to small problem areas and often fail
to see them. Your buyers inspector will likely report these areas.
- About 90% of the problems identified on the average buyers inspection
report are simple, inexpensive problems to fix.
- Many buyers renegotiate their offer based on these simple small problems.
- A savvy seller will get an unbiased opinion of their property upfront, make
repairs, and leave buyers with fewer reasons to renegotiate the asking price.
- Many times the cost of the inspection and repairs can be made up in a
higher sale price.
- A sellers home inspection may sell your home faster than others on the
market. Small problems that are discovered can be repaired before the sale
sign goes up. This often translates into fewer negotiations and time delays.
- Showing a potential buyer a list of items which have been found and rectified
may prompt them to not order another inspection. This could also expedite
the selling process.
- If you are pursuing a for-sale-by-owner, having an unbiased inspection of
your home may help point out areas that need repair or attention. Most
Realtors give this type of advice to their clients.
Sellers inspections should be scheduled early in the selling process, but it is never
too late. An inspection early will allow you to make any repairs or schedule a
handyman or contractor if required. Sellers inspections can be done on Saturdays,
Sundays or evenings and are usually not under any time constraints, schedule at
your convenience. Having an inspection is never a guarantee your home will sell
without delays, but waiting until the buyers inspection is almost always a guarantee
that concerns will be brought up that may delay the sale.
